How do Airbnb markets compare? $272 a night, 74.1% of December open and 29.3% estimated occupancy in the median of 34 US markets
UpRev's Airbnb Market Comparison sets 34 US short-term rental markets side by side from Inside Airbnb's public September 2026 snapshots: every market's listed nightly price, open nights, estimated occupancy and hosts in one table, the median price by bedrooms, and the median market. The median near-term quoted nightly price of the median region was $272, from $185 in Albany to $663 in Pacific Grove, where only 60 homes had a near-term quote.
By UpRev. Data as of September 2026: Inside Airbnb's latest snapshots of the 34 US regions it covers, dated 14-30 September 2026, each compared with the region's June 2026 snapshot.
The benchmark is quarterly. The next issue, from the December 2026 snapshots, follows in February 2027.
Airbnb Market Data / Airbnb Market Comparison, September 2026
What are the ten findings?
- The median near-term quoted nightly price of the median region was $272, from $185 in Albany to $663 in Pacific Grove, where only 60 homes had a near-term quote.
- As collected in September 2026, December was 74.1% open to book at the median region's bookable entire homes, from 55.5% in Hawaii to 82.3% in Columbus. A night that is not open may be booked or blocked by the host.
- October, which began soon after collection, was 51.2% open in the median region, from 29.7% in Cambridge to 69.4% in Broward County.
- New York City is a monthly market: 85.9% of its bookable entire homes ask for a minimum stay of 30 nights or more, against 15.7% in the median region, and only 893 of its 10,111 bookable entire homes had a near-term quote.
- Host discounts ran from 40.0% of near-term quotes in Broward County to 14.0% in San Francisco; the median region's share was 24.0%.
- Estimated occupancy from 1 July to each snapshot, by Inside Airbnb's review-based model with each region's own average stay, was 29.3% in the median region, from 15.0% in Hawaii to 40.3% in Seattle. It reads low, because reviews follow check-out.
- Nashville has the largest homes: 29.9% of its bookable entire homes have 4 or more bedrooms, against 12.9% in the median region and 3.7% in New York City.
- Hosts with two or more listings run 83.2% of Hawaii's bookable entire homes and 41.9% of Denver's; the median region's share was 62.0%.
- Between the June and September snapshots, bookable entire homes changed by -2.3% in the median region, from -12.4% in New York City and Pacific Grove to 3.7% in Salem, OR. These are two snapshots, not a trend.
- For homes with 4 or more bedrooms the median near-term quote ran from $328 in Rochester to $1,521 in Hawaii, around a median of $540 across the 30 regions with enough of them to price.
How large is the sample?
UpRev counted 285,261 listings in the 34 snapshots: 216,642 entire homes, of which 185,125 were bookable entire homes and 108,022 carried a near-term quote. Every region is read from its own snapshot and collection days, listed in the first table.

How is the comparison built?
Each market is read from its own Inside Airbnb snapshot and collection days, and only bookable entire homes are counted. The method page sets out who is counted, how each figure is built, the floors under which a cell is left blank, and what the data cannot show. How the data is built.
