A pricing tool you run
About $19.99 a listing a month, or a share of bookings.
Rates that move with the market. The strategy, the settings and the weekly pass are still yours, so the real cost is your time.
By Jack Murphy, Head of Revenue Management. Prices checked October 2026.
It depends on how much of the work you are buying. A pricing tool you run yourself costs about $19.99 a listing a month, and the weekly work stays yours. A done-for-you revenue service runs the pricing for you, priced per listing, per property or as a share of revenue. A full-service property manager takes 10 to 25% of revenue, because it is running the whole property, not just the price. Every figure below is the vendor's own published price.

We have not found a published average we can check, so we do not quote one. What the managers publish themselves is a range of 10 to 25% of revenue for full service, with the lower rates covering less of the work. Ask what the percentage includes before comparing two of them.
Two services at the same price can be worth very different amounts, so compare what each will measure you against. Revenue against last year or against the market moves on its own. The only fair test is your own numbers, frozen the day the work starts, with you holding a copy.
