UpRev counted 285,261 listings in the 34 snapshots: 216,642 entire homes, of which 185,125 were bookable entire homes and 108,022 carried a near-term quote. Every region is read from its own snapshot and collection days, listed in the first table.
How can I compare the markets?
Every market also sits in one comparison table, in three rankings and in curated pairs of markets that managers weigh against each other. Each page links back to the market pages it is built from.

How is the data built?
- Source: Inside Airbnb's public listings, calendar and reviews files for each region, downloaded once (https://insideairbnb.com/get-the-data/). UpRev publishes aggregates only, never a listing-level record.
- Who is counted: bookable entire homes, the entire homes (room type "Entire home/apt") Inside Airbnb could quote a price for, grouped by bedrooms: studio, 1, 2, 3, and 4 or more. A home with no bedroom count appears only in the All rows.
- Price: each listing's one price quote, kept when it is a near-term quote, an available stay under 28 nights checking in 0 to 13 days after the first collection day. The nightly price is the quote's nightly subtotal less every host discount, divided by the nights, before the quote's tax and fee lines: a quoted rate, not a paid rate.
- Nights open: the calendar's open-to-book flag for each night ahead, as collected. A night that is not open may be booked or blocked by the host.
- Estimated occupancy: Inside Airbnb's own review-based model with its own constants. Each review in the window stands for two stays (a 50% review rate); each stay lasts the average stay Inside Airbnb sets for the region, or the listing's minimum stay if longer; the nights are divided by the nights in the window and capped at 70%. The window runs from 1 July to the day before the snapshot; reviews follow check-out, so the last weeks undercount and the estimate reads low. UpRev checks each region's average stay against Inside Airbnb's own per-listing estimate, which rounds the nights and caps them at 255 a year; a region's stay must match at least 99% of listings, and the table below gives the measured match.
- Floors: every figure of a cell over fewer than 10 homes is left blank, its counts included. A price percentile needs at least 30 homes with a near-term quote; a smaller class shows "too few".
- Rounding: half up, once. Shares, and changes in shares, are in percentage points; a change in a share is computed from the exact values, so a change can differ from the difference of the printed cells; a change in the median price is computed from the dollars shown. The medians across regions are taken on the printed values, exactly.

Listings whose own estimate (estimated_occupancy_l365d) the model reproduces with the region's average stay, of the listings that carry it, in each region's September and June snapshots (14-30 September 2026); a region's stay must match at least 99% of them.

What can this data not show?
- Prices by month ahead: the calendar files carry no prices, only one quote per listing.
- Year-on-year change: the earliest snapshot Inside Airbnb offers free for any of the regions is from December 2025.
- Booked against blocked nights: the calendar does not separate them.
- Paid rates or revenue: the prices are quoted rates, and this benchmark makes no revenue estimate.
- Earlier quarters: each region is compared with its June 2026 snapshot only.
- Causes: the figures describe listings, not the rules, events or seasons behind them.
