The five highest: Pacific Grove, CA ($663), Santa Cruz County, CA ($501), Cambridge, MA ($476), New York City, NY ($475) and Rhode Island ($410). The seven lowest: Albany, NY ($185), Portland, OR ($206), Rochester, NY ($208), Dallas, TX ($218), Salem, OR ($221), Oakland, CA ($221) and Fort Worth, TX ($221).
What does the figure count?
The listed nightly price is the asking price of a near-term stay at a bookable entire home, net of host discounts and before taxes and fees: what a guest was quoted, not what a guest paid.
Price: each listing's one price quote, kept when it is a near-term quote, an available stay under 28 nights checking in 0 to 13 days after the first collection day. The nightly price is the quote's nightly subtotal less every host discount, divided by the nights, before the quote's tax and fee lines: a quoted rate, not a paid rate.
How should the ranking be read?
Read the ranking as a comparison of asking prices for stays checking in soon after collection, across every bedroom class at once. A market of large homes lists higher on the median alone, so the market pages split the price by bedrooms, and the middle half shows how wide the asking prices run.
What does the ranking not say?
It does not say what guests paid, how prices move through the year, or what a home earned: each home carries one quote, for one near-term stay.
Which markets are left out of a cell?
Floors: every figure of a cell over fewer than 10 homes is left blank, its counts included. A price percentile needs at least 30 homes with a near-term quote; a smaller class shows "too few".
Why do the collection days matter?
Inside Airbnb collects each region on its own days, so the regions' calendars were read at different distances from each month ahead, and a gap in open nights between two regions partly reflects the days each was collected. Every row carries its own snapshot date, and the method page sets out the rest.
What can this data not show?
- Prices by month ahead: the calendar files carry no prices, only one quote per listing.
- Year-on-year change: the earliest snapshot Inside Airbnb offers free for any of the regions is from December 2025.
- Booked against blocked nights: the calendar does not separate them.
- Paid rates or revenue: the prices are quoted rates, and this benchmark makes no revenue estimate.
- Earlier quarters: each region is compared with its June 2026 snapshot only.
- Causes: the figures describe listings, not the rules, events or seasons behind them.
