What stood out across the 34 markets?
- The median near-term quoted nightly price of the median region was $272, from $185 in Albany to $663 in Pacific Grove, where only 60 homes had a near-term quote.
- As collected in September 2026, December was 74.1% open to book at the median region's bookable entire homes, from 55.5% in Hawaii to 82.3% in Columbus. A night that is not open may be booked or blocked by the host.
- October, which began soon after collection, was 51.2% open in the median region, from 29.7% in Cambridge to 69.4% in Broward County.
- New York City is a monthly market: 85.9% of its bookable entire homes ask for a minimum stay of 30 nights or more, against 15.7% in the median region, and only 893 of its 10,111 bookable entire homes had a near-term quote.
- Host discounts ran from 40.0% of near-term quotes in Broward County to 14.0% in San Francisco; the median region's share was 24.0%.
- Estimated occupancy from 1 July to each snapshot, by Inside Airbnb's review-based model with each region's own average stay, was 29.3% in the median region, from 15.0% in Hawaii to 40.3% in Seattle. It reads low, because reviews follow check-out.
- Nashville has the largest homes: 29.9% of its bookable entire homes have 4 or more bedrooms, against 12.9% in the median region and 3.7% in New York City.
- Hosts with two or more listings run 83.2% of Hawaii's bookable entire homes and 41.9% of Denver's; the median region's share was 62.0%.
- Between the June and September snapshots, bookable entire homes changed by -2.3% in the median region, from -12.4% in New York City and Pacific Grove to 3.7% in Salem, OR. These are two snapshots, not a trend.
- For homes with 4 or more bedrooms the median near-term quote ran from $328 in Rochester to $1,521 in Hawaii, around a median of $540 across the 30 regions with enough of them to price.

What is each market's largest departure from the median?

The measures run from the largest departure to the smallest; under each, its markets with their own figure and where it ranks, each linked to the market's own page.
