This page ranks them against each other on the dimensions that actually change pricing decisions: how hard the seasons swing, what weekends are worth, how far bookings clear below asking prices, and how wide the gap runs between the median operator and the top quartile. Every figure is computed from the same data behind the individual market reports linked in the table, on two-bedroom homes as the common reference class.

The seasonal swing tells you how concentrated the year is: a high multiple means the calendar must be won in a short window, and pricing mistakes made inside it cannot be recovered later. The weekend premium tells you how much of the week’s value sits in two nights. The booked-versus-listed gap is discount pressure: the further bookings clear below asking, the more a market punishes aspirational sticker prices. And the top-quartile spread is the honest measure of how much pricing skill is worth in that market, because everyone in the sample faces the same demand.
No single market is “best.” A steep-swing family market and a shallow-swing city market reward opposite instincts, which is exactly why a pricing approach imported from a different market type is the most common expensive mistake we see.
