What do short-term rentals (STR) charge per night, city by city?
UpRev's STR pricing benchmark is a quarterly read of Inside Airbnb's public data on short-term rental entire homes: it puts the median near-term quoted nightly price of a bookable entire home at $264 in Austin and $323 in Nashville, in Inside Airbnb's September 2026 snapshots. The middle half of quotes ran $182 to $415 in Austin and $228 to $454 in Nashville.

What do the figures count?
- Bookable entire homes: the entire homes Inside Airbnb could quote a price for, 8,394 in Austin and 8,542 in Nashville (this includes 2 Nashville homes whose quote for the requested stay came back unavailable). The price, estimated-occupancy and supply tables and the nights-open table count these homes. Most entire homes without a price have no open night in the next year, so counting them would read dormant calendars as booked. Over every entire home, bookable or not, December was 70.7% open in Austin and 73.5% in Nashville, against 75.6% and 77.7% for bookable entire homes.
- Near-term quoted nightly price: the per-night price of an available stay of under 28 nights checking in 0 to 13 days after the first collection day, read from the quote's line items: the nightly subtotal less every host discount, divided by the nights, before taxes and fees. 6,056 Austin and 6,597 Nashville homes had such a quote. It is a quoted rate, not a paid rate.
- Estimated occupancy: Inside Airbnb's review-based model, an estimate, not a count of bookings.
How is the benchmark built?
- The data: Inside Airbnb's public listings, calendar and reviews files for each city's snapshot, downloaded once.
- Who is counted: bookable entire homes, grouped by bedrooms (studio, 1, 2, 3, 4+). A home with no bedroom count appears only in the "All" rows. Every figure of a cell over fewer than 10 homes is left blank, its counts included.
- Prices: each listing's one price quote, kept when it is a near-term quote (above).
- Nights open: the calendar's open-to-book flag for each night ahead.
- Estimated occupancy: Inside Airbnb's own model, with its own constants (a 50% review rate, a 3-night stay unless the minimum stay is longer, a 70% cap). We re-derived the model from Inside Airbnb's published per-listing estimate, which it matches on every listing in both September files.
- Aggregates only: no listing-level record is published here or in the download.
What can this data not show?
- Prices by month ahead: the calendar files carry no prices, only one quote per listing.
- Year-on-year change: the earliest snapshot Inside Airbnb offers free for these cities is December 2025.
- Booked against blocked nights: the calendar does not separate them.
- Paid rates or revenue: the prices are quoted rates, and this benchmark makes no revenue estimate.
- Comparisons with the December 2025 and March 2026 snapshots: those files carry no prices or cover a narrower set of listings, so September is compared with June only.
When is the next issue?
The benchmark is quarterly. Issue 2, from the December 2026 snapshots, is published in February 2027.
