Why doesn't the booked rate in my data match what the guest actually paid, and should it be net of cleaning fees and taxes?
The booked rate in your channel data is almost always the gross nightly rate before platform fees, cleaning fees, and taxes are stripped out. For revenue management purposes, always work from net accommodation revenue only, excluding cleaning and taxes.

Why the Numbers Diverge
OTAs report the total guest-facing charge in some exports and the net payout in others, depending on the report type you pull. Channel-collected taxes, platform service fees, and cleaning fees can all inflate or deflate a figure depending on the source. If you are blending data from multiple channels without normalizing the field definitions first, your ADR and RevPAR calculations will be meaningless across the portfolio.
The Right Baseline for Pricing Decisions
Strip cleaning fees out of every rate comparison before you benchmark or set strategy. Cleaning fees are a cost-recovery line item, not a demand signal, and including them distorts your read on true nightly rate competitiveness. Taxes should also be excluded since they are jurisdiction-mandated pass-throughs that tell you nothing about your pricing position. Work from net accommodation revenue consistently across all properties and channels so your performance data is actually comparable.
Practical Reconciliation for Your Team
Build a standard data dictionary for your portfolio that defines exactly which fields map to gross rate, net rate, and total guest charge for each channel you work with. Audit this mapping any time a channel updates its payout or reporting structure, which happens more often than most managers expect. When owners ask why their reported revenue looks different from their payout, you need a clean, documented answer rooted in how each data source is constructed.
