Revenue management, answered
Why do pricing services quote a flat fee per listing while full-service managers quote a percentage, and which is cheaper at my size?
Pricing services charge flat fees because their cost is fixed per listing regardless of your ADR. Full-service managers charge percentage because their overhead scales with revenue. Flat fees favor you once your portfolio average nightly rate crosses a certain threshold.

Why the Fee Structure Difference Exists
A pricing service delivers a defined scope of work per listing, so a flat fee reflects their actual labor cost. A full-service management company carries housekeeping coordination, guest communication, and maintenance overhead that genuinely scales with booking volume and revenue. Pricing-only work has a much tighter cost-to-output ratio, which is why flat fees make sense for that scope. Mixing up the two models leads managers to overpay for one or undervalue the other.
Which Model Is Cheaper for Your Portfolio Size
At lower average nightly rates or smaller portfolios, a percentage model can feel lighter because you only pay when revenue flows. As your portfolio grows and your average nightly rate climbs, flat fees become meaningfully cheaper because you stop paying a compounding premium on every incremental revenue dollar. The crossover point depends on your market mix and rate tier, so run the comparison at your actual ADR rather than a portfolio average. Most professional managers with mid-to-upper-tier properties find flat fees advantageous well before they reach portfolio scale.
Practical Way to Evaluate This for Your Book
Pull your trailing twelve months of gross revenue per listing and divide by what you would pay under each model at current rates. Do this at the listing level, not just in aggregate, because rate outliers skew the math significantly. If your high-revenue listings are subsidizing the math on lower performers, a flat fee structure likely benefits you overall. This exercise takes under an hour and should be revisited any time you onboard a new market tier.
