Why are far-out future dates priced so high, and when should I start actively managing them?

Why Default Far-Out Pricing Is Inflated

When a date is far out, there is almost no booking activity to read, so pricing defaults to a high anchor to avoid leaving money on the table too early. The problem is that inflated far-out pricing can suppress early demand entirely, meaning you collect no pace data and no deposits. For professional managers, this creates a blind spot heading into your most important booking windows.

When and How to Start Active Management

For strong seasonal or event-driven markets, begin reviewing and adjusting rates 12 to 18 months out, especially around known demand periods like holidays or regional events. For standard properties, a 6 to 9 month horizon is sufficient to start shaping price by length-of-stay rules, minimum nights, and relative positioning against your comp set. The goal at this stage is not to maximize the rate but to generate early bookings that give you pace visibility and reduce revenue risk later in the window.

Building a Review Cadence for Your Portfolio

Far-out dates should be on a structured monthly review cycle, not a reactive one. Each review should compare pace against the same point last year and flag any dates that are still completely open with no traction. If a date is open and far out with no bookings, the instinct is to hold price, but in many cases a modest adjustment generates the first booking and the pace data you need to manage the rest of the window intelligently.
