Where should I make changes - in the pricing tool, the channel manager or the channel itself?

Make pricing decisions in your pricing tool, structural decisions in your channel manager, and channel-specific content in the channel itself. Mixing those layers creates conflicts, overrides, and audit headaches that are hard to untangle mid-season.

Pricing Tool: Rates and Availability Logic

Your pricing tool is the single source of truth for base rates, min-stay rules, and gap-night adjustments. Any rate change made directly in a channel or channel manager that bypasses the pricing tool will eventually get overwritten or create sync conflicts. Train your team to always start rate decisions here, then push down.

Channel Manager: Distribution and Mapping

Use the channel manager to control which properties push to which channels, how room types are mapped, and what markup or fee structures apply per channel. Changes here affect how rates land on each platform, so a mapping error can silently corrupt pricing across an entire portfolio. Audit your mappings whenever you add properties or connect new channels.

The Channel Itself: Content Only

Log into Airbnb, Vrbo, or Booking.com directly only for listing content updates like photos, descriptions, and cancellation policies. Avoid touching rates or availability inside the channel directly unless you are troubleshooting a specific sync failure. Any manual rate edit in the channel is a temporary fix, not a strategy, and should be documented and removed once the root issue is resolved.
