Guest Filters That Actually Matter
Require verified government ID and a positive review history as minimum thresholds before instant booking confirms. On Airbnb, use the 'recommendation from other hosts' filter for higher-value or more vulnerable properties. VRBO's instant book controls are coarser, so lean harder on your damage protection and deposit structure to compensate.
House Rules as Your First Line of Defense
Write house rules that are specific and enforceable, not generic. Party prohibitions, occupancy limits, and quiet hours should be stated plainly so a guest who books instantly has explicitly agreed to them. This gives you clear grounds for damage claims and platform dispute resolution if something goes wrong.
When to Gate Certain Properties
Not every unit in a portfolio should have instant booking active. High-end or unique properties, those in noise-sensitive communities, or any listing with a recent damage incident warrant a short inquiry-first period while you rebuild confidence. Treat instant booking as the default and manual review as the exception you justify property by property.
