Should I offer weekly and monthly length-of-stay discounts, and how deep?

Yes, offer both, but set them strategically by market and season rather than applying blanket discounts. Weekly discounts should incentivize the stay without destroying ADR. Monthly discounts should prioritize occupancy and cost savings over rate.

Weekly Discounts: Protect ADR While Filling Gaps

Weekly discounts work best when your market has strong seven-night demand patterns, typically beach, mountain, or destination markets. Keep the discount modest enough that it meaningfully reduces the per-night rate versus booking six separate nights, without cannibalizing revenue you would have captured anyway. In high-demand periods, pull the discount back or eliminate it entirely. In shoulder and off-peak periods, a deeper weekly discount can lock in a full week and reduce the operational churn of frequent turnovers.

Monthly Discounts: Occupancy and Cost Logic

Monthly stays shift your cost structure significantly. Fewer cleanings, lower platform fees in many cases, and reduced owner communication make a deeper discount justifiable compared to weekly. The right depth depends on your market's off-season vacancy risk and the unit's carrying costs. Owners in slower winter markets should view monthly discounts as a tool to cover fixed costs rather than generate peak-season-level revenue. Set a floor that at minimum covers your management fee, the owner's mortgage or carrying cost, and basic utilities.

Portfolio-Wide Implementation

Do not apply a single discount template across your whole portfolio. A beachfront property in a summer-dependent market needs a different weekly discount strategy than a mountain cabin with year-round demand. Review length-of-stay booking patterns by property quarterly and adjust discount levels to reflect what is actually driving conversions versus what is just giving away margin. When you negotiate management agreements, make sure your discount authority is clearly defined so you are not chasing owner approvals every time you need to adjust.
