My property is clearly better (or worse) than anything in my comp set - can I price away from what the market data suggests?

Building a Defensible Pricing Thesis

When a property genuinely outperforms its comp set, identify the specific drivers: private pool, waterfront position, bedroom-to-bathroom ratio, or superior location walkability. Document those advantages and tie each one to a tangible demand signal, like occupancy holding strong at elevated rates relative to comps. Without that documentation, you are guessing, and guesses erode owner trust when results disappoint.

When to Price Below Market Signals

Underperforming properties need an honest audit before you discount aggressively. Weak reviews, dated photography, or poor amenity parity will cap your ceiling regardless of how low you price. Fix the root cause first where possible, then use a modest discount strategically to rebuild occupancy and review velocity. Permanent deep discounting without addressing underlying issues just trains the market to expect a lower rate and compresses your owner's long-term yield.

Monitoring and Accountability

Any time you price away from market signals, build a short review cadence into your workflow. Track pace, lead time, and conversion weekly rather than monthly so you catch mispricing quickly. If the premium property is not converting at a materially better rate than comps within a defined window, that is your signal to reassess the thesis, not defend it.
