My payouts are much lower than my listed prices. Where is the money going?

The gap between listed price and your payout comes from OTA commissions, payment processing fees, owner splits, and any platform-level discounts applied without your review. Audit each layer separately before drawing conclusions about pricing performance.

OTA Fees and Platform Discounts

Every major channel takes a commission off the gross booking value, and many apply loyalty discounts or promotional markdowns that reduce the rate guests actually pay, which then reduces your base for commission calculation. If you have not reviewed your channel agreements recently, you may be participating in discount programs you never explicitly opted into. Pull a channel-by-channel payout report and compare gross booking value to net remittance on a per-reservation basis to isolate where the bleed is happening.

Owner Contract Structure

If your management agreements split revenue after certain deductions, those deductions compound quickly across a portfolio. Cleaning fees, credit card processing, and OTA commissions can all be applied before the owner split is calculated, depending on how your contracts are written. Standardizing your fee waterfall across your portfolio and making sure your listed prices account for every deduction downstream is foundational to protecting margin.

Reconciliation as a Routine Practice

Many property managers only catch payout discrepancies at month-end or during owner statements, which is too late to course-correct on individual reservations. Building a weekly reconciliation habit, matching channel remittances to your expected net per booking, gives you the visibility to catch systematic problems like misconfigured fee pass-throughs or erroneous refunds before they stack up. Treat payout reconciliation as a revenue function, not just an accounting one.
