My market's percentile bands are only a few dollars apart - does my price position even matter?

When rates cluster tightly, guests sort by value signals like reviews, photos, and amenities before they sort by price. Your price position either confirms that value or creates doubt. A property priced at the top of a compressed band needs to visually justify that gap, or it sits while nearly identical listings clear first. Positioning is not just about the dollar difference, it is about where you appear in the consideration set.

Tight Bands Punish Lazy Positioning More Than Wide Markets Do

In a market with large rate spreads, you have room to drift and still land bookings. In a compressed market, sitting even slightly above the right tier for a given lead window can mean zero pickups while your comp set fills. You need to know your target position by property tier and adjust deliberately as the booking window tightens. Passive rate-setting in this environment is the fastest way to underperform a market that looks, on paper, like there is no room to lose.

What to Actually Do

Map each property in your portfolio to a clear market tier based on quality indicators, not just size, then set a position target for each tier. Review whether your current rates are landing at, above, or below that target across different lead windows. Small consistent misses compound across a season and show up as occupancy drag that owners will eventually blame on the market rather than the strategy.
