Revenue management, answered

How should a vacation rental manager judge whether their revenue manager is doing a good job?

Judge your revenue manager on portfolio-level results against a fair benchmark, not on whether last month's nightly rates felt right. Look at revenue per available night, occupancy against your comp set, and how well they explain every decision and respond when the market shifts.

Measure outcomes against the right benchmark

Track revenue per available night and revenue per listing against a comp set of similar properties in the same submarket, not against your own history alone. A strong month in a rising market can hide weak pricing, and a flat month in a soft market can hide good work. Compare occupancy and average rate together, because a manager who fills every night at a bargain rate and one who holds rate but leaves gaps are both leaving money behind.

Check the process, not just the numbers

Ask how often rates, minimum stays and gap-night rules are reviewed, and who owns event dates, holidays and last-minute demand drops. A good revenue manager can explain why a specific unit was priced the way it was on a specific date, and can show what they changed when pace fell behind. Look for deliberate handling of lead-time pricing, orphan nights and seasonal minimums rather than one set of rules applied to every property. If the answer to why was a price set is vague, that is a warning sign.

Look at communication and owner results

Your revenue manager should flag problems before you find them: units with weak pace, listings that need photo or amenity fixes, and markets where supply is shifting. Check that the reporting you get is something you can hand an owner and defend. The final test is owner retention and owner conversations, because if owners keep asking why their calendar looks empty and you cannot answer with a clear pricing rationale, the revenue function is not doing its full job.
