Revenue management, answered

How should a vacation rental manager compare revenue management services before choosing one?

Compare services on three things: how decisions get made, who makes them, and how accountability is structured. Look for transparent methodology, named analysts with track records, and reporting that ties directly to your portfolio's performance, not generic benchmarks.

Evaluate the Decision-Making Process

Ask providers to walk you through exactly how a pricing decision gets made for a specific property type in a specific market. A credible service will describe a repeatable, disciplined process grounded in demand signals, competitive set analysis, and booking pace review. Vague answers about 'data-driven insights' without human context behind them are a red flag. You want to know who is looking at your portfolio and how often.

Demand Accountability Through Reporting

Request sample reports before signing anything. Good reporting shows occupancy trends, rate decisions with reasoning, and period-over-period comparisons tied to your actual portfolio. If a service cannot show you clear before-and-after context on the properties they manage, you have no basis for evaluating their impact. Accountability in revenue management starts with documentation, not just results.

Check Track Record With Comparable Portfolios

Ask specifically whether the service has experience managing portfolios similar to yours in size, market type, and property mix. References from other professional managers, not individual hosts, carry real weight here. A service that has operated across multiple market cycles since 2017 or earlier will have been tested in both high-demand and distressed environments, which is where expertise actually shows.
