How long should I hold a high price on a high-demand date before I start dropping it?

Hold your high price until the booking window closes to roughly 30 days out for most markets, then reassess based on real pickup pace. If comparable dates in prior years filled by now and your calendar is still open, that is your signal to move.

The date on the wall means nothing without context. What matters is how fast comparable properties are disappearing from availability and whether your own inquiries or holds are trending ahead of or behind last year's pace at this same point in the window. A high-demand date with slow pickup is still a high-demand date, but it may be priced above the market's ceiling. Adjust based on what the market is actually doing, not on a fixed countdown.

Protect Margin During the Critical Window

From roughly 60 to 30 days out on a strong date, your leverage is highest. Dropping price inside that window to chase a booking often costs more than waiting an extra week. When you do move, drop in measured steps rather than a single large cut, because a sharp reduction signals desperation to rate-aware guests and can anchor expectations for similar dates in future years. Small, deliberate moves let you test demand without giving away margin you cannot recover.

Inside 30 Days, Act with Purpose

Once you cross into the 30-day window on an unfilled high-demand date, the calculus shifts toward occupancy protection. Holding too long risks a zero-revenue night, which is the worst outcome in this business. Evaluate minimum stay restrictions alongside rate, since a loosened minimum can generate a booking faster than a price drop alone. Have a clear floor rate in mind before you enter this window so decisions are deliberate, not reactive.
