How does a far-out price premium work - flat or gradual, how big, and how do prices step down through the booking window?
Far-out premiums are typically graduated, not flat. You apply a higher rate early in the booking window, then step prices down in defined intervals as the stay date approaches and demand signals clarify. Premium size scales with market depth and property demand tier.

How the Graduation Structure Works
Rather than one blanket premium that drops off a cliff, you build a staircase: a meaningful lift at maximum look-ahead, a moderate lift at mid-window, and a baseline rate as you enter the high-conversion zone. Each step down should reflect a deliberate threshold, not an arbitrary calendar date. Markets with strong advance corporate or event demand warrant more steps and slower descent than leisure-only markets.
Sizing the Premium by Property Tier
Premium depth should reflect how confidently a property fills. High-performing units with consistent early pickup can sustain a larger far-out lift because you have real evidence that early bookers exist and convert. Softer performers need a tighter premium or you risk sitting dark well into the window with no flexibility left. Calibrate per property, not per portfolio average, or you will systematically underprice your best assets and overexpose your weaker ones.
Triggering the Step-Downs
Step-downs should be driven by a combination of time-to-arrival and pace signals, not time alone. If a date is booking ahead of historical pace, hold the premium longer before releasing the next step down. If pace is lagging, accelerate the descent to stimulate demand before you lose leverage entirely. This is where active oversight earns its value, because mechanical time-only drops leave revenue on the table in strong-demand scenarios.
