How do I tell whether slow bookings are a market slowdown or a problem with my own pricing?

Compare your pace against comparable properties in the same market, same window. If your comp set is soft too, it's the market. If they're booking and you're not, your pricing, positioning, or minimum stays are the problem. Start there.

How to Read Market-Wide Softness

Pull booking pace data for your direct comp set, properties with similar bedroom count, location tier, and amenity profile. If occupancy is lagging across the board for the same future dates, the market is soft and dropping rate aggressively will only train guests to wait you out. In a true market slowdown, the right move is protecting rate on premium dates and selectively releasing value on shoulder nights to maintain cash flow without collapsing your rate integrity.

Diagnosing a Pricing Problem in Your Own Portfolio

If comps are filling and your properties are not, audit three things in order: your rate position relative to the comp set for the specific dates going unbooked, your minimum stay gates that may be blocking shorter trips guests are actually searching, and your listing quality since rate means nothing if the listing is not converting views to bookings. Owners often conflate a conversion problem with a pricing problem, so isolate each variable before making any rate moves. Track your inquiry-to-booking ratio alongside your pace data to see where guests are dropping off.

The Discipline That Separates Reactive from Strategic
