How do I tell when my comp set is wrong and quietly skewing my prices?
Your comp set is skewing prices when your occupancy consistently outpaces the market but RevPAR lags, or when you fill early and competitors fill late. Either signal means you are priced against the wrong properties.

Structural Mismatches to Audit First
Compare bedroom count, bath count, amenity tier, and drive-time-to-demand-generator for every comp. A four-bedroom luxury lake house comped against three-bedroom budget cabins will suppress your rates on strong weekends and make weak periods look healthier than they are. Pull each comp manually and ask whether a guest cross-shopping your listing would genuinely consider it. If the answer is no for more than one or two properties, rebuild the set.
Behavioral Signals That Confirm a Bad Set
Watch your booking window relative to the comps. If your properties are booking out faster at lower rates, your comp set is anchoring you to weaker demand performers. Also look at last-minute discounting patterns: if your properties require deeper cuts to clear inventory while comps do not, you may be tracking properties that serve a different traveler segment entirely. These gaps are rarely obvious in aggregate reporting and require property-level review to catch.
How to Correct It Without Starting Over
Segment your portfolio by guest type, not just bedroom count. A property that attracts wedding groups needs comps from the wedding-group market, not the general leisure market. Once you re-segment, validate the new comps by checking whether rate movements in the set actually precede or correlate with booking pace changes on your properties. If rate shifts in your comp set produce no predictable response in your bookings, that set is not informing your pricing, it is just noise.
