How do I set minimum-stay rules that vary by booking window and relax as the arrival date gets closer?

Layer your minimum-stay rules by booking window: enforce longer minimums when the window is wide, then step them down in tiers as the arrival date closes in. Most channel managers let you stack gap-fill and last-minute overrides directly on top of your base length-of-stay template.

Build a Tiered Minimum-Stay Structure

Set your baseline minimum stay at the property level to reflect your core demand pattern, typically pegged to your peak check-in days. Then create booking-window tiers, for example one rule for reservations made beyond 60 days out, a shorter minimum for the 30-to-60-day window, and a further reduction inside 30 days. Each tier overrides the base only when the booking date falls within that window, so your calendar never gets locked up by rules that made sense months ago but hurt you close in.

Protect Revenue While Opening Availability

The risk with aggressive relaxation is training your market to wait you out, so keep the close-in minimums shorter but not trivially short. A two-night floor inside two weeks still blocks true one-night churn while capturing the shoulder fill you need. For high-value holiday windows, freeze the relaxation logic entirely and hold the longer minimum all the way through, since demand there does not require the discount of flexibility.

Audit and Adjust by Property Segment

Not every property in your portfolio relaxes the same way. Urban units with high transient demand can step down faster and further than destination cabins that book in longer blocks. Review your orphan-night rate and average booking lead time by property segment each month, and adjust the tier thresholds accordingly. This segmentation is where professional managers consistently recover revenue that flat minimum-stay rules leave on the table.
