How do I price a holiday or event period - which nights carry the peak, how wide should the range be, and what about the days around it?
Anchor peak pricing on the nights guests actually sleep during the event or holiday, not arrival and departure days. Your range should compress as you near the date. Shoulder nights get a meaningful lift but stay below core peak to drive early capture.

Which Nights Carry the Peak Rate
The nights with highest demand are those where guests need to be in the property to attend the event or holiday itself, typically the Friday and Saturday of a holiday weekend or the nights surrounding an event's main day. Arrival and departure nights often see softer demand because guests have flexibility on those ends. Rate those transitional nights at a moderate lift, not full peak. Getting this wrong is one of the most common revenue leaks we see across portfolios.
Setting the Rate Range
Your spread between base season and peak should reflect the actual compression in your market, meaning how quickly inventory disappears relative to a normal period. A narrow range in a high-demand market leaves money on the table early and gives you nothing to hold when the window tightens. As the event approaches and inventory compresses, resist the instinct to discount unsold peak nights too soon. Last-minute demand during genuine compression periods is real, and premature cuts destroy the rate integrity you built over months.
Managing the Shoulder Days Around the Event
The days immediately before and after a peak period require their own deliberate strategy. Lift them enough to capture guests who extend their stay or arrive early, but not so high that you create a pricing cliff that kills multi-night bookings. Watch your minimum night settings on shoulder days closely since a three-night minimum that bleeds into a shoulder day can block your best full-week reservations. Reviewing booking pace on those flanking nights weekly is standard practice for any well-managed portfolio.
