How do I check what individual competitors are actually charging, and which of them got booked?
Pull OTA search results manually for your comp set dates, screenshot listed prices, then recheck those same listings post-stay to see if reviews appeared. A new review confirms a booking occurred. Do this consistently across your core 5 to 8 comps.

Building a Reliable Comp Set
Your comp set should match your managed units on bedroom count, location radius, and amenity tier. Rotate through Airbnb, Vrbo, and Booking.com since the same property prices differently across channels. Track the same listings week over week so you are reading trends, not snapshots.
Confirming Actual Bookings
The review-appearance method is the most reliable booking signal available without direct channel data. Check your target listing roughly 10 to 14 days after the stay date and note whether the calendar blocked and a review posted. If both happened, that unit booked at or near the rate you recorded. Log this in a simple spreadsheet tied to the dates you originally captured.
Turning Comp Data Into Pricing Decisions
Once you have several weeks of capture-and-confirm data, you can see which competitors are getting booked at premium rates versus who is sitting vacant despite discounting. That pattern tells you where your managed units have room to push rate and where you need to tighten availability strategy. This discipline, done consistently, is what separates reactive pricing from genuine revenue management.
