How do channel promotions actually work - how is the discount calculated, what are the limits, and do they boost visibility?

Channel promotions apply a discount to your displayed rate, calculated off the price you push to the channel after your base markup. Visibility lift is real but platform-dependent. Limits vary by channel, typically capping discount depth and restricting stacking with other deals.

How the Discount Is Actually Calculated

The promotion discounts the rate the channel receives from your PMS or channel manager, not some internal rack rate. That means if you have already applied a channel markup, the promotion cuts into that buffer first. For portfolios where margins are tight, this sequencing matters enormously. Always verify what base rate the channel is seeing before you activate any promotion.

Visibility Boost: Real, but Not Guaranteed

Airbnb and Vrbo both confirm that promoted listings receive preferential placement in search, but the lift varies by market, season, and how many competing listings are running the same promotion. In high-supply windows the boost is meaningful because fewer competitors opt in. In peak demand, the visibility gain is marginal and the discount is often unnecessary, so we avoid stacking promotions during periods where the property would book at full rate regardless.

Limits and Stacking Rules to Know

Most channels cap promotion depth and restrict combining multiple discount types simultaneously, such as early-bird and last-minute deals running at the same time. Violating stacking rules can cause the channel to apply only one discount unpredictably, which creates guest-facing pricing inconsistencies. For managed portfolios, you want a clear policy on which promotion types are eligible by property tier and season so your team is not improvising these decisions individually.
