Has my market's booking window shifted, and how should pricing react?

How to Confirm the Shift Is Real

Compare your current on-the-books pace against the same point last year, broken out by arrival month. If a meaningful share of bookings that used to land 60-plus days out are now arriving inside 30 days, the window has compressed. Do the same check in reverse for compression markets where guests are booking earlier than before. One season of data is anecdotal; two or three seasons in the same direction is a structural change worth pricing around.

Adjusting Your Rate Release Strategy

In a compressed window, holding firm rates deep into the future and discounting late is the wrong instinct. Instead, set competitive rates at the booking horizon where demand is actually concentrating, and protect your last-available-night premium closer in. In an extended window, the risk flips: you need stronger early rates to capture guests who book far out, then reassess as you approach arrival. The goal is to match your rate posture to where the real demand signal is sitting.

Portfolio-Level Implications

Window shifts do not affect every property type equally. Larger homes with group demand often see different lead times than studios or mid-tier units, so segment your portfolio before making blanket changes. Review your cancellation and minimum-stay policies alongside the window shift, since a tighter window combined with a strict policy can suppress bookings entirely. Communicate the change to your property owners so they understand why strategy is adjusting and what it means for their pacing reports.
