Do my direct and off-platform bookings show up in my pricing tool's data, and how do I get them counted?

When direct bookings aren't reflected in your pricing data, those dates look open even though they're sold. This causes your rates to behave as if demand is lower than it actually is, which can trigger unnecessary rate drops on adjacent dates. Across a managed portfolio, that pattern quietly erodes revenue on every property where direct bookings are a meaningful share of the mix.

How to Get Direct Bookings Counted

The most reliable method is routing all reservations through a PMS that syncs blocked dates and booking data back to your pricing tool in real time. If your direct bookings are entered manually or come through a separate booking engine, confirm with your PMS provider that those reservations are being pushed into the same calendar feed your pricing tool reads. Audit a sample of properties monthly by cross-referencing your actual occupancy against what the pricing tool sees, and close any sync gaps with your tech stack vendor before they compound.

Portfolio-Level Reporting Discipline

Beyond the sync fix, track direct and off-platform booking share as a distinct metric in your owner reporting. Owners with high direct booking volume need their pricing strategy calibrated with that context in mind, since their OTA-visible availability is structurally lower than it appears. Building this into your standard portfolio review process is basic revenue management hygiene that separates operators running tight shops from those flying partially blind.
