Can I use market data and a comp set to size up a property I don't own yet?
Yes, and you should before signing any management agreement. Pull market-level occupancy trends, ADR ranges, and seasonal demand patterns for the submarket, then build a tight comp set of three to six comparable properties to project realistic revenue potential.

Building a Credible Comp Set
Select comps by bedroom count, property type, location tier, and amenity profile. A hot tub or private pool can shift a property into a different demand tier entirely, so match carefully. Review trailing twelve-month performance across your comps to understand the floor, ceiling, and seasonal shape of revenue. Weak comps produce weak projections, and that creates trust problems with owners later.
Sizing Revenue Potential Before You Commit
Use your comp set to establish a conservative, base, and stretch revenue scenario rather than a single-point forecast. Factor in ramp time if the property is new to market or has no review history, since occupancy builds gradually. If the market data shows softening demand or oversupply in that submarket, your projection needs to reflect that honestly. A sober analysis upfront protects your margins and sets the right owner expectations from day one.
Turning the Analysis Into a Management Decision
Once you have the revenue range, layer in your management fee, estimated operating costs, and owner net to see if the property is worth taking on. Some properties look attractive at market rate but only pencil out if you can push top-line performance beyond the median comp. If the numbers require above-market execution just to break even for the owner, that is a red flag worth naming before you sign. Use this exercise as a standard pre-onboarding step across every new property inquiry.
