Revenue management, answered
A full-service manager charges 10 to 18 percent and says pricing is included. What should pricing on its own be worth against that?
Standalone pricing is worth roughly a third to half of what a full-service manager charges, because revenue decisions drive every other outcome in the business. If management is ten to eighteen percent, dedicated pricing should command four to eight percent of revenue on its own.

Why Pricing Carries That Weight
Rate strategy directly sets the ceiling on everything else a manager can deliver. A property can be perfectly maintained and marketed, but wrong pricing kills occupancy or leaves significant revenue on the table. Full-service fees bundle housekeeping, maintenance coordination, and guest communication alongside pricing, so when you unbundle, you are isolating the function that has the single largest lever on gross revenue.
How to Position the Value to Owners
When presenting standalone pricing to an owner already paying a full-service manager, frame it against the revenue gap, not the fee itself. If their current manager is passive on rates, the pricing fee pays for itself quickly through recovered revenue that was previously left behind. Document baseline performance before engagement and track improvement against comparable properties in the market so the value is visible and defensible at every review.
Protecting Your Fee Structure Long Term
Full-service managers who include pricing often treat it as a checkbox rather than an active discipline. That is your competitive opening. Hold your pricing engagement to a clear scope: defined review cadence, documented rate decisions, and seasonal strategy calls with the operator. When your process is visible and consistent, owners stop comparing your fee to a line item and start comparing it to the cost of underperformance.
